Certified Plot Plans are a lot like a Boundary Plan, some of the same steps are taken. The main difference is that with a Certified Plot Plan we are certifying the location of not on the Boundary of a parcel, but also the site features (houses, sheds, concrete patios, etc). Many times a Town or City requires a Certified Plot Plan when you are adding a structure to your property, like a home addition, a garage, or even a pool or shed. The other difference is these plans are not typically recorded at the Register of Deeds, they are for local use only, meaning Building Inspectors and Planning Boards end up being the last stop for your Certified Plot Plan.
