Subdivision Plans can be simple, dividing One lot into Two smaller lots, or on a much larger scale, we could take One larger lot and creating a new roadway with multiple new lots.
As always we need to settle the Boundary in both cases, making sure we know the perimeter of the original parcel before it is subdivided. Once that is completed we can move forward with the subdivision. Subdivisions are required to pass a few more state and local requirements before being approved and ultimately having the plan recorded.
The new lots of the subdivision will be sold using the subdivision plan as the reference for the new lots property lines, typically with the recorded plan being called for in the deed of each individual lot.
