<span class="s1">Certified Plot Plans are a lot like a Boundary Plan, some of the same steps are taken. The main difference is that with a Certified Plot Plan we are certifying the location of not on the Boundary of a parcel, but also the site features (houses, sheds, concrete patios, etc). Many times a Town or City requires a Certified Plot Plan when you are adding a structure to your property, like a home addition, a garage, or even a pool or shed. The other difference is these plans are not typically recorded at the Register of Deeds, they are for local use only, meaning Building Inspectors and Planning Boards end up being the last stop for your Certified Plot Plan.</span><br />

<span class="s1">These plans are generally for converting two or more dwellings units into Condominiums under the NH RSA 356-B, Condominium Act, this statute allows the creation of a condominium. Once a parcel has been “Condo Converted” the parcel will have designated areas of common use and limited common use, the latter designated for the individual units. Part of the condo plan is floor plans for each unit. We show the interior walls, rooms, hallways, and mechanicals floor by floor for each unit of the condominium. Each floor will have a total square footage tallied and shown on the plan.</span><br />

<span class="s1">As always we need to settle the Boundary in both cases, making sure we know the perimeter of the original parcel before it is subdivided. Once that is completed we can move forward with the subdivision. Subdivisions are required to pass a few more state and local requirements before being approved and ultimately having the plan recorded.</span><br />

There usually is a substantial cost savings on home owners insurance rates if their property is proven to be outside of a FEMA designated Flood Zone. Elevation Certificates are sometimes required at closing during the purchase of a new home, a lot of times the lending banks will require an Elevation Certificate so that the insurance company can insure the property against the possibility of a flood.</span><br />

"A land surveyor is a professional specialist in the techniques of measuring land, educated in the basic principles of mathematics, the related physical and applied sciences, and the relevant requirements of law for adequate evidence and all requisite to the surveying of real property and engaged in the practice of land surveying as herein defined."<br />
<br /><b>What Does It Mean to Have Land Suveyed?</b><br />
<br />A land survey is performed for the purpose of locating, describing, monumenting and mapping the boundaries and corners of a parcel of land. It may also include mapping of the topography of the parcel, and the location of buildings or other improvements upon the parcel.<br />

<br /><b>What Is A Boundary?</b><br />
<br />A boundary could be any natural or artificial separation marking the border of two adjacent properties. A natural boundary is one existing in nature, such as a river; while an artificial boundary is one created by written conveyance such as in a subdivision or written deed.<br />
<br /><b>How Are Boundaries Created?</b><br />
<br />Most boundaries are created by written documents (such as warranty or quit claim deeds) that contain specific descriptions. Property rights may also be established by unwritten means such as long time occupation of land. A Licensed Land Surveyor will research these factors and how they affect boundaries of your property.<br />
<br /><b>When Should I Have My Land Surveyed?</b><br />
<br />You should have your land surveyed:<br />

<li>Before you purchase new property. This will disclose the relationship between the lines of possession and the deeded property lines.</li>
<li>Whenever you believe there may be a conflict of use on your property.</li>
<li>Prior to dividing any parcel of land for sale.</li>
<li>Prior to doing any home additions that involve adding to the foot print of your home.</li>
<li>When looking to install a new fence along your property line.</li>
<li>To satisfy your mortgage company, they may require a Flood Plain Certificate to verify your home's height above sea level.</li>

<b>So What Is A Septic System?</b><o:p></o:p></div>

<b> </b> A Septic System is an on-site recycling system which treats waste water and returns it to the groundwater. If properly designed, installed, used, and maintained, a septics system can do its work safely and efficiently for many years. Improper design, installation, use and/or maintenance can lead to premature and costly failure.</div>

A Septic System typically consists of two components: the septic tank and the effluent disposal area (leach field). These components treat and renovate the waste water so that it may safely return to the groundwater.</div>

<b>The Septic Tank</b><o:p></o:p></div>

The Septic Tank provides the first step in treatment. It's primary purpose is to protect the drain field or other system components from becoming clogged by solids suspended in the waste water. The waste water is discharged from the home directly into the tank where the heavier solids settle to the bottom to form a sludge layer and lighter solids, greases, and oils float to the top to form a scum layer.</div>

The Septic Tank also digests or breaks down the waste solids. Micro-organisms<o:p></o:p> that thrive without oxygen feed on the solids to reduce the volume of sludge and scum. <o:p></o:p>Only 40% of the sludge and scum volume can be reduced in the manner however, so <o:p></o:p>the tank must be pumped regularly toremove the accumulated solids. If the tank is not <o:p></o:p>pumped regularly, it will fill with sludge and the solids will be washed out into the <o:p></o:p>drain field where they will quickly clog the soil. This may require significant cost to <o:p></o:p>repair or replace. During the treatment process, gases are produced which must be <o:p></o:p>vented from the tank either through plumbing vent on your building's roof or through <o:p></o:p>other system vents.<o:p></o:p></div>

<b><br />Effluent Disposal Area (Leach Field)</b><o:p></o:p></div>

The Effluent Disposal Area is the place where the liquid flowing from the Septic Tank (called effluent) is treated and returned to the groundwater. The leach field must be placed on permeable, dry soil. Rules generally specify a Vertical separation between the bottom of the leaching area and the water table, bedrock, or other limiting factors. Horizontal separation distances to wells, streams, and other features are prescribed in the rules as well. When these are maintained, the soil acts as a biological filter and treatment unit, removing pathogenic (harmful) bacteria and viruses from the effluent stream, recycling the waste water safely to the water table.<o:p></o:p></div>

Env-Wq 1002.42 states "Individual Sewage <o:p></o:p>Disposal System (ISDS)" means any waste water disposal or treatment system, other than <o:p></o:p>a system regulated under Env-Wq 700, which receives sewage or other wastes, <o:p></o:p>gas-operated, electric, fossil-fueled or any combination thereof.<o:p></o:p></div>

The state of New Hampshire conducts the testing and permitting of all Designers and Installers. Licenses are re-newed on a bi-yearly basis. Designers and Installers are required to obtain 6 continueing educations units (CEU) every 2 years.<o:p></o:p></div>
